TruHaus is a direct buy solution for homeowners who do not want to sell their home the traditional way. We help you save time, money and stress by offering all cash and purchasing the home as-is, on your timeline.
Our process is very straightforward. We look at the current condition of the property, what repairs are needed, the location, and the comparable houses that recently sold in the area. Our goal is to make the offer competitive while still having the purchase make sense as an investment for us. We want this to be a win-win for all.
Real estate agents list properties and hope someone will buy them. This can take up to several weeks or months. Sellers are then responsible to pay the commission which can be 6-7% of the sale price along with other “admin” fees. With TruHaus, you sell directly to our company. Since we are purchasing your home we don’t charge any commission or fees and cover your side of the closing costs. It’s quick and easy, and the offer we make is the money you keep!
Unfortunately Zillow, Redfin and Realtor.com do not provide accurate valuations of your house. They are determined by computer-generated algorithms and estimated based on the data available in public records. These companies are not physically walking through your home and can’t see the condition or unique features, so how can they truly determine the true value?
Yes and no. This can be a tricky question to answer. When you list on the open market it can be a lengthy process with many unknowns because you are dealing with multiple people involved. You may agree on a price and terms but later be asked to reduce your price or make costly repairs. Then there are also closing costs and hefty commissions to take into consideration.
There are so many outside variables that can end up lowering the amount of money in your pocket.
It takes roughly 14 days to close the transaction. We can accommodate a faster closing date however due to state laws 14 days is needed to make sure the property has a clear title. If you require a longer closing date that’s fine too, we are happy to work with your timeline.
We buy both Single Family and Multi-Family properties. It doesn’t matter if they are distressed, abandoned, lived-in or tenant occupied. We also purchase inherited properties, tear downs, pre-foreclosures and homes that are tax-delinquent.
Absolutely. We need to see the property to know exactly what we are purchasing. In a rare case, we may buy the property sight unseen, but typically, we do need to see the inside and outside of the house. If tenants are in place, we will work with you and them to get inside.
In most cases, yes, we would love for you to send us detailed photos and videos. We have a list of photos we require and will provide that to you at the time of our conversation.
There are no fees or commissions when you work with TruHaus. We cover all of the closing costs for you which means you keep 100% of the offer. However, if there are unknown liens or title issues with the property, you may be asked to cover those or get them cleared before we move forward with the purchase.
If you owe more on your property than the property is worth, you will have to initiate a short sale with your lender. We are happy to help you through this process.
